Types of Foundation Used in Residential or Commercial Construction

The foundation plays a crucial role in all types of structures, be it real estate or commercial. What it mainly depends upon is the condition of the soil and the location. Commonly there are three types of foundations you will see. They are full basement, crawlspace, or slab-on-grade. There may be other types of foundations but, these are the common ones. Let's have a better understanding of each of these!

Full Basement Foundation - It is one of the commonly used deepest types of foundation. The full basement is usually six or seven feet high. If you look around closely, you will find these types of structures with taller basements. It gives hometowns an option to transform the extra space into living space. A full basement foundation leaves enough space so that you can use it for anything you want. You can match up with the existing space to give you more control. It works as an extension to your living space. You can integrate the cooling and heating controls, and you are ready to use that extra space. Contractors use structural foundation walls to give it foundational support that runs along the perimeter of your basement. 

How is it made? Basement foundations are made of poured concrete or mortared concrete blocks. 

In San Antonio, you would also see another variation of the full basement, which is the daylight basement. This one is built against the slope. The daylight basement has at least one side embedded in the ground. It is used in slope terrains. However, you can use the other sides of the foundation to add windows or doors and enjoy the daylight.

Crawlspace - These types of Foundations give you a crawl space with short foundation walls standing on footings. Since these walls are small, you may have to crawl, and hence the name crawlspace. You can make it up to four feet, and then space can be utilized for storage or other purposes. It leaves enough room for you to use. Crawlspaces usually require ventilation through small vents that penetrate the foundation walls to boost airflow. These are less expensive types of foundations and require minimum excavation and resources to build.

Concrete Slab-On-Grade - It is perhaps the most solid structure because a concrete slab is laid on the ground to fortify the building and the foundation. These types of foundations are used in regions that experience less ground freezing and thawing. Otherwise, it can lead to cracks and displacement of the foundation. The only demerit of these structures is that water supply and drainage pipes are encased in the concrete. Therefore, in any problem, the concrete slab has to be cut to access the pipe, which may be slightly cumbersome. It also does not offer you any extra space for storage or living purposes. Despite that, Slab on Grade is also less expensive compared to a full basement foundation. Slab on Grade offers excellent protection against common termite infestation, which is very common in warm seasons.
